How much energy does a passive house actually save? Does a passive house pay-off by itself? What are the costs for maintancence? For the first time an approximation for the running costs of a passive are systematically documented and compared.

Summary

The simplified evaluation of the running costs of the CEPHEUS-projects contains the experiences of a five years period (see CEPHEUS-report). This information collected there are not enough for a funded analysis of the true running cost of a passive house. Based on this ascertainment the project "Operational costs in passive houses" attempts on a scientific ground to determine the reduced and additional position of the running costs of a passive house. Within the project ten passive houses will be compared to eight low-energy houses. On half of the houses are apartments houses owned and maintained by cooperative building association and the other half are single-family houses of private building owners.

The following points are the main issues examined in the project:

  1. Definition of the different cost types of the operation costs, which are important for the determination of the annual reduced or additional running costs of passive houses and single-family houses. This is done in close cooperation with the building associations and owners.
  2. Data collection of the necessary operational costs for the comparison. Survey of the actual consumption data of the estate. Following dates are collected: specific heat load for heating source (monthly and in case of the same energy source also for warm water), electricity, airtightness, costs for maintenance (air condition, wearout of lamps) and service costs (chimney-sweeper, reading of radiators consumption).
  3. Comparison of the consumption data with the calculated values of the EPBD (Energy Performance Building Directive) considering climate adjusted values. Calculation of the actual consumption data based on the specific heat consumption, losses of the heating system and warm water in case the survey does not consist of differentiated values. Comparison with the values of the Energy Performance Certificate.
  4. Comparison and analysis of the different cost types of the operation costs. Comparison of the different estate groups. Summing up the results and preparing a final report.

The expected result of this research is the determination of the actual operation costs of passive houses and also a sound comparison of the differences between the operation costs of passive houses and low-energy houses.
